A neighbourhood split is essential. One citywide number can conceal differences in unit size, condition and location, even within condos. Could the next version show counts by neighbourhood and distinguish studios, family-sized units and any atypical properties? No need to publish a percentage...
Mila’s point about the buyer pool is important. A 200 m² studio may be simple physically but unusual as a resale proposition, so compare it with units of similar size and layout—not with smaller studios generally.
