My takeaway from the whole thread is to plan completion as a handover period, not a date on the calendar. Keep a task owner, a cash purpose and a fallback for every dependency you cannot control. That approach covers documents, lender delays, repairs and moving without pretending any of them...

Conversely, not every uncertainty becomes a resale disaster. If the issue is common locally and reflected in completed prices, the market may already accommodate it. Evidence should come before worst-case assumptions.

Check when each arrangement fee is paid and whether the quoted mortgage figures assume it is added to the borrowing or paid separately. Otherwise two calculations can include the same fee in different ways and still appear comparable.
