The floor-area question deserves its own column. Don’t combine listings until you know that their figures describe the same thing. Two advertisements for one condo could otherwise look like different sizes, or two genuinely different units could be mistaken for duplicates.

I’ll commit to R$6,250,000. My two facts are the R$6,776,000 asking price and the 33 days on market. I’m allowing a meaningful but not drastic gap; without the neighborhood and any price-reduction history, the rest is mostly educated guessing.

The missing fact is where in Rio. At this price, neighborhood, building and outlook could matter more than three bedrooms or 120 m². Also, was R$6,776,000 the original asking price, or had it already been reduced? Without that, the 33 days are difficult to interpret.
