I would want those measurements reconciled, plus the service-charge amount and reserve position, before deciding whether a viewing is worthwhile.
 
Could you also clarify what “coastal home” means in this Madrid listing? Is that the formal description supplied for the property, or does it refer to its style? The precise part of Madrid matters here, as does whether the 55 m² includes any terrace or other space outside the main interior.
