First-time buyer in Marrakech: how much cash buffer after closing?

I’d like to buy this Marrakech condo without starting ownership short of cash, but the remaining buffer is making me hesitate. The 1-bed is around MAD 10,300,000, and I estimate that MAD 237,600 would remain after the deposit and expected closing expenses.

The inspection is not complete, so some first-year repairs may still emerge. My instinct is to protect emergency savings and the first mortgage payment before spending much on furniture; a dining table, for example, can wait. How would you allocate the rest between moving costs and urgent inspection items? If that amount is too thin for ordinary surprises, I would rather reduce my purchase ceiling now.
 
I’d keep the emergency fund separate first, then reserve money for inspection findings, moving and the first mortgage payment. Furniture would come last; a 1-bed can be furnished gradually. Also confirm whether your estimate includes the initial service charge and enough cash to cover any insurance excess. MAD 237,600 may sound substantial, but against that purchase price it could disappear quickly if several costs arrive together.
 
I’d go further and question whether this property is already too close to your ceiling. Before assigning percentages, what are the expected monthly mortgage and service charges, and does the MAD 237,600 remain after every payment due at closing? If ordinary repairs would force you to use the emergency portion, looking slightly below MAD 10,300,000 is probably the safer compromise.
