First-time buyer
I wanted a New York purchase that left me with enough cash to manage the property afterward. Several unsuccessful offers, followed by slower-than-expected paperwork on the accepted one, made that harder to plan, but the purchase has now closed.
The reserve mattered more than I first appreciated. Completion funds were only one part of the calculation; possible vacancy, inspection items, repairs and moving costs still had to be covered. Once the offer was accepted, another lesson was to identify each outstanding task, its owner and its deadline instead of assuming the parties were coordinating it.
The earlier bids helped only where I could connect the outcome to price, terms, timing or competition. I would be interested to hear what other buyers discovered between acceptance and closing, particularly anything that affected their cash reserve or moving arrangements.
