Offering a detached home in Milan with one bedroom and approximately 185 m² of floor area. The asking price is €1,145,000, and the property is described as being in average-to-good condition. Viewings can be arranged by appointment.

Before requesting documents or a viewing, please post questions here. In particular, buyers may want clarification on the verified floor area, energy performance, title documents, service charges, included fixtures and parking.

The one-bedroom layout across roughly 185 m² is unusual enough that a room-by-room breakdown would help. Is the stated area already verified, and does all of it form part of the main living accommodation? I would want those points clarified before arranging an appointment.

The district within Milan is also essential to judging the asking price. Beyond that, is there dedicated parking, and are there any shared access arrangements or service charges despite it being detached? Title documents should confirm that the physical layout and recorded floor area match.

Agreed on the location and layout. My main concern is that “approximately 185 m²” could include space that is not equivalent to normal living area. A floor plan and a clear explanation of how the total was calculated would answer much of that, although I understand the request to ask questions here before seeking documents.

“Average-to-good condition” leaves quite a wide range. It would be useful to know which parts need attention, whether any fixtures are included in the price, and what the energy performance is. Those details could materially change how someone views the asking price even if the floor area is confirmed.

For me, the sensible sequence would be: clarify the exact Milan location, area calculation, parking, service charges and condition notes here; then request the floor plan, energy information and relevant title documents; and only then book a viewing. At this price, I would not arrange an appointment based on the bedroom count and approximate area alone.

I would not necessarily wait for every document before viewing, because the layout and condition may be easier to understand in person. But Maria’s first questions need answers before anyone spends time on an appointment. The biggest unknowns remain why such a large detached home has only one bedroom and what exactly is included in the 185 m².
