I’m deciding between a 130 m² duplex and a similarly priced coastal home in Bangkok. The duplex appears easier to maintain, while the coastal home offers more control but could bring larger, less predictable bills.

My comparison currently covers insurance exposure, energy use, local supply, resale liquidity, tenant demand and vacancy risk. I’m also trying to weigh shared-building reserves against the maintenance and management workload of a standalone home.

Which costs or responsibilities tend to become apparent only after the first year? A practical checklist—especially for irregular repairs, reserve contributions, insurance limitations and likely resale delays—would help me compare them properly.
