My preference is to find someone who wants a longer stay, although the move-in timing and detailed lease terms still need to suit both sides. The property is a five-bedroom Dubai duplex of about 220 m², offered at AED 18,580 per month.

Payment dates, the deposit and any included charges should be clarified before agreement. Prospective tenants are welcome to ask about furnishing, condition, transport and running costs. Please include your intended move-in date, expected lease length and whether you have pets. Questions about pet conditions and how maintenance requests would be handled can also be discussed before the lease is finalised.
 
The district or nearest transport point would help. Dubai is too broad to judge the commute from the size and price alone. Is the duplex furnished, partly furnished or empty, and what lease length are you hoping to agree?
 
Also, does AED 18,580 describe the monthly payment schedule, or is it simply the monthly equivalent of a longer lease? Prospective tenants need to know when payments fall due, even if the finer terms remain negotiable.
 
I would not focus only on payment timing yet. For a 220 m², five-bedroom home, included charges and utility billing could materially affect the monthly outlay. It would be useful to separate anything covered by the landlord from electricity, cooling, water or other items billed to the tenant.
 
Condition and maintenance matter just as much. Who should the tenant contact when something fails, and how will responsibility for routine issues versus larger repairs be written into the lease? No need to promise a response time here, but the process should be clear before signing.
 
A compact list would make this easier to assess: precise area within Dubai, furnishing, deposit, lease length, earliest acceptable move-in date, included charges, utility arrangements, pet terms and how viewings are handled. At present, only the size and advertised monthly figure are firm.
 
Agreed on the list, though location should come first. Transport information is only meaningful once people know the part of Dubai and whether the reference point is public transport or driving. After that, furnishing and total recurring costs would be my next questions.
 
One caveat on utilities: saying they are “not included” still may not explain how they are billed or whose name the accounts use. The final lease should identify each recurring charge rather than relying on a general utilities clause.
 
And the deposit should be stated as an AED amount or a clearly defined calculation once terms are settled. Otherwise two people can read “depends on the lease” and form very different expectations.
 
Are pets open for discussion, or should applicants assume none? With five bedrooms, some interested households may have an animal, so an early answer could avoid unsuitable enquiries. Any conditions can still be recorded in the final agreement.
 
Could the condition description cover whether the property is currently occupied and when a viewing might be possible? That would also help reconcile the requested move date with the owner’s preferred start date, which is still undecided.
