A direct-sale information pack: what would help before the first viewing?

Anyone.com's seller page describes tools for an owner-led sale. One useful exercise is to work out what a buyer should be able to read before asking the same basic questions at a viewing.

Would you start with a floor plan, a clear description of condition and a list of documents available on request? What belongs in that pack, and what should stay private?

A date beside information that can change. Running-cost figures or maintenance plans need context, not just a number copied into a description.

I'd welcome the facts without being asked for my whole financial life just to read them. The information needed for an early viewing isn't necessarily the information needed later in the transaction.

That gives the product a useful design question: which details can be shared openly, which need controlled access, and can the owner see what they're sharing? I'd test that workflow before relying on it.

A small list of unanswered questions could make the pack more credible. It lets a buyer see what is still being checked instead of assuming a polished folder is complete. Anyone.com's direct-sale route is appealing when it gives owners room to explain the home clearly, including the limits of what they currently know.
