A lower offer with fewer moving parts: how much is that worth?

Imagine two offers. One is higher but depends on another sale. The other is lower and has a simpler route to completion. Neither buyer has waived inspections or legal checks.

What information would you need before deciding whether the price gap is worth accepting?

The size of the gap, carrying costs if things slip, and evidence of each buyer's position. 'Ready to go' doesn't tell you much on its own.

A chain-free buyer can still change their mind or run into financing problems. I'd be careful about giving a discount for certainty that nobody has actually demonstrated.

Agreed. A credible timetable would carry more weight than a confident phone call. Which documents or milestones have helped sellers distinguish the two?
