Accessibility filters without slowing down Berlin posts

While browsing the Berlin board, I kept looking for a consistent way to filter property threads by accessibility. At present, local comparisons often lead to repeated questions in valuations and market reports. Would accessibility work best as a required field, a controlled tag, or a search filter? My concern with mandatory fields is keeping the posting process quick for casual members, especially on mobile.
 
I’d use optional structured fields that feed a search filter. Free-form tags will quickly split into variations, while making the field compulsory may encourage people to choose an inaccurate answer just to publish. Include “not known” and let members skip the detailed options.
 
What exactly would the filter describe? “Accessible” can mean step-free entry, a lift, an adapted interior, or simply that the listing mentions accessibility. It also seems relevant to individual properties but less clear for broad Berlin market reports. Defining which thread types receive the field should come before deciding whether it is mandatory.
 
I’m not convinced an optional field will solve the repeated-question problem. Many posters will ignore it, leaving search results incomplete. A single required choice—details provided, no details provided, or not applicable—would add little friction. Specific accessibility features could then remain optional. That separates completeness from making claims the poster may not be able to verify.
 
That three-way choice is sensible, but I would test it only on new Berlin property threads first. Put it in a compact mobile section and leave old threads alone initially; migrating them would create work and uncertain entries. If members actually use the resulting filter, older high-traffic threads could be updated voluntarily rather than turning this into a moderation project.
 
The regional issue also matters. A tightly controlled set of feature labels is more useful than one broad “accessible” tag, but the labels may not fit every market board equally well. I’d keep the underlying options simple, allow “other details in post,” and show filters only when enough threads contain those fields. That follows Marco’s point without forcing market-report authors through irrelevant questions.
