An inspection finds several small defects. Renegotiate or move on?

Hypothetical inspection result: a tired water heater, a sticking window, a minor roof repair and an extractor that vents badly. No single huge defect, but the list adds up.

How would you separate normal wear from a reasonable basis to reopen the price discussion?

Start with what is actually wrong, what it costs to put right and whether the inspector could access everything. An old component and a failed component aren't the same thing.

From the seller's side, a short list with clear estimates would be easier to discuss than the entire report highlighted in red. I'd also want to know what was already reflected in the asking price.
