Are buyers negotiating more in Osaka after 80 days?

The Osaka market looks split rather than uniformly fast or slow. I’m tracking condos asking roughly ¥75,890,000–¥113,800,000, and around 80 days on market seems to be the point when negotiation may become more realistic. Units with clearly documented energy performance appear to move differently, though condition and neighbourhood boundaries may matter just as much.

Has anyone seen recent completed sales in this range where the final price differed from the public asking history? It would be useful to know the initial ask, timing of any reductions, final price, condition, neighbourhood, and whether financing or seller motivation affected the outcome. I’m also trying to distinguish genuinely available stock from withdrawn listings, since asking data is easy to find but completed figures are much harder.
