Are Vienna buyers negotiating more after 83 days at around €952,200?

I’m trying to work out whether buyers now have meaningful negotiating room on Vienna new-build flats, or whether the apparent slowdown is mostly down to condition and energy performance.

In the €761,800–€1,143,000 range, with €952,200 as the rough midpoint, I’m seeing listings remain available for about 83 days. Renovated properties still seem to move quickly, while those needing work—or lacking a clear answer on energy performance—sit longer and eventually receive price cuts.

Has anyone seen recent completed sales in this bracket where the final price differed from the visible asking-price history? It would also help to know the neighbourhood, condition, when the first reduction happened, and whether the listing sold or was simply withdrawn. I’m particularly interested in whether financing or seller motivation is creating genuine discounts rather than just longer marketing periods.
