Ask a developer in Australia: common transaction surprises

A missed finance date, an undisclosed conflict or a document held by the wrong person can turn a manageable Brisbane transaction into a costly problem. I work around the local property market and am happy to discuss how these issues are commonly handled in practice, including pricing evidence, negotiation limits, maintenance responsibility, document control and coordination between the people involved.

When posting a question, please give the Australian jurisdiction, property type, transaction stage and the decision or surprise causing concern. For finance questions, include the approval stage and any approaching deadline. I will separate general transaction experience from matters requiring regulated advice and say when the answer should come from a local solicitor, lender, accountant, building professional or another adviser. Contributions from professionals in other Australian jurisdictions are welcome where their process differs.
