Ask a developer in Canada: common transaction surprises

Some people prefer broad property questions because the discussion can expose issues they had not considered. Others want every question tied to a specific Calgary transaction so the answer stays useful. A reasonable middle ground is to discuss practical experience while being clear about the location, deal stage and limits of that experience.

I work around the Calgary property market and am happy to compare notes on pricing evidence, negotiation limits, lease terms, financing timing, document responsibilities and coordination between the people involved. Conflict disclosure is also worth discussing, especially where someone recommending a service may have another interest in the transaction.

This is not a substitute for regulated legal, lending, tax or investment advice. If a point needs a locally licensed professional, I will say so, and perspectives from other jurisdictions are welcome. Please include your country or province, property type, whether you are buying, selling, developing or leasing, and the particular decision that is holding things up.
