However, condition, early price reductions, motivated sellers, and withdrawn listings could produce the same snapshot, while financing and property tax may be contributing to the price spread. Agents have also given me different explanations, including seasonality.
Has anyone checked comparable completed sales or new-listing volume? Please identify the Auckland neighbourhood with reasonably clear boundaries, and include the building’s condition plus the timing of any reduction.
