The small decline is tempting to read as extra bargaining room, but a shift between neighbourhoods or price bands could produce the same result without individual villas becoming cheaper. This is a community snapshot rather than a formal market index.
Can anyone add dated sources showing inventory, completed sales and neighbourhood-level changes? It would also help to verify whether the 39-day measure is an average or median and how relisted properties are treated.
