For the February 2025 Bangkok student-housing snapshot, the current indications are 50 days on market, asking-price movement of -4.1%, and visible financing sensitivity around THB 48,960,000. These are discussion inputs, not an official index.

The decision is whether to publish this as one citywide snapshot or wait for a more defensible breakdown. Please add completed-sale evidence, inventory changes, neighbourhood differences, source links and revision dates where available. The sample definition matters too: does it cover individual units, whole buildings, or both? I’ll revise the summary only when a source is supplied or an observation is clearly labelled as on-the-ground.
 
I would not present it as one student-housing market yet. THB 48,960,000 could sit in a very different segment from individual student units, so a small number of higher-value listings may distort both financing sensitivity and the average marketing period. What is the sample size, and is the -4.1% a change in original asking prices, current asking prices, or the mix of listings?
 
The 50-day figure also needs a definition. Is it measured from first listing to removal, or only across listings still active in February? Withdrawn and relisted properties could make the apparent period shorter. I’d keep it, but label it provisional until listing histories and completed transactions can be compared.
 
Agreed. I’ll keep all three figures provisional and won’t treat removal as a completed sale. The next version should state the sample dates, number of listings, unit-versus-building mix, price bands, treatment of relistings and the date of any revision. At present, the -4.1% should be read only as asking-price movement; there is not enough supplied evidence here to describe sale-price movement.
 
I slightly disagree with waiting for completed-sale data before publishing anything. Asking-market data can still be useful if its limitations are prominent and the method remains consistent month to month. The greater risk is silently changing the sample. Preserve the February 2025 version, then issue a dated revision rather than replacing the original figures.
 
That works for time-series use, but “financing sensitivity” remains too vague. Does it mean fewer enquiries, longer marketing time, more price reductions, or failed transactions around THB 48,960,000? Unless there is evidence for one of those, I would describe that price level as an area flagged for further investigation rather than a finding.
 
A practical layout would be one row per neighbourhood and price band, with separate columns for property type, active inventory, new listings, removals, confirmed completed sales, median time on market and asking-price changes. Unknown entries can remain blank. That would expose whether the citywide -4.1% reflects actual reductions within comparable properties or merely a different mix entering the sample.
 
Please also retain the underlying currency as THB and avoid converting the THB 48,960,000 figure in later revisions unless the exchange-rate date is recorded. My preference is to publish the provisional February table now, clearly dated, then add neighbourhood and completed-sale columns as evidence arrives. That preserves the original observation without overstating it.
