Bayut’s search coverage looks useful; however, duplicate listings, stale availability and inconsistent floor-area entries make apartments difficult to compare. The mortgage-rate information stands out, while listing freshness and what happens after contacting an advertiser remain unclear. How are people handling those gaps, particularly with mobile filters and follow-up?
 
I’d treat the portal as a way to assemble candidates, not as confirmation that an apartment is still available. Before comparing price per floor area, ask each advertiser whether the stated area uses the same basis and request the exact building or development. Duplicate photos, descriptions and map pins can help you group likely repeats.
 
Are you buying remotely from Milan, or will you inspect in Manila? That changes the next step considerably. Also, when you say stale, do you mean advertisers confirmed the units were unavailable, or simply that the listings had no visible update date? Those are different problems.
