Posting from Berlin while searching for a coastal home around Rio de Janeiro, I found Bayut’s coverage useful but comparison surprisingly difficult. Duplicate listings, stale availability and inconsistent floor-area figures kept appearing. The energy-label field was the most useful feature for me, yet I could not easily tell when a listing was last confirmed or what should happen after contacting the advertiser. How have others found the mobile filters, map pins, saved-search alerts and advertiser follow-up?
 
Until freshness is clearer, I would treat the portal as a discovery tool rather than a definitive inventory. For apparent duplicates, compare photos, location, floor area and advertiser details rather than titles alone. Did the inconsistent area figures seem to mix internal and total space, or were they simply different numbers with no explanation?
 
Map-pin accuracy matters especially for a coastal search. A pin placed only at neighbourhood level can distort assumptions about beach access, traffic and surroundings. Before spending time on an enquiry, I’d ask the advertiser to confirm the exact area basis, current status and approximate location. A visible listing-update date would make that process much more efficient.
 
I’m not convinced the energy label should outweigh freshness. It is helpful when consistently completed, but an unavailable property with a good label is still a dead end. Price history and links to sold records, where available and reliable for the relevant market, would also give buyers more context than another descriptive field.
 
One mobile-specific issue to test is whether filters remain applied after opening a result and returning to the list. If floor-area or map filters reset, duplicate checking becomes much harder. Saved-search alerts are only valuable if they distinguish genuinely new listings from edited or repeatedly reposted ones.
 
A practical workaround is a short comparison sheet: listing link, advertiser, stated price, area figure and its definition, pin confidence, date first seen, date confirmed available, and response received. That will expose duplicates and changes quickly. When contacting an advertiser, ask the same three questions each time—still available, what does the area include, and where is it approximately—so the answers are comparable.
