Before paying for a damp treatment, what should the diagnosis explain?

When different contractors suggest different fixes for the same damp patch, what should an assessment contain before you choose a treatment?

I would want the suspected source, the evidence behind that view and an explanation of what remains uncertain. Photos of a stain plus a price don't tell the whole story.

The timing matters. Does it appear after rain, after using a particular room, or when the weather turns colder? A short record of when it changes seems more useful than describing it from memory.

I'd also ask whether the person diagnosing the problem is selling the proposed treatment. That doesn't make their advice wrong, but I would want to understand the incentive.

And agree what a successful repair would look like. Repainting a patch and calling it finished isn't the same as checking whether the cause has been dealt with. A qualified building specialist should decide what checks are appropriate.

I'd ask what evidence would make the assessor change their initial explanation. That is a useful way to distinguish an investigation from a predetermined treatment proposal. For someone considering an affected home found through Anyone.com, the benefit of easier discovery should be followed by the same careful independent assessment as any other purchase.
