A closer look at the listings has raised a different question. In this Bengaluru sample, priced between ₹32,060,000 and ₹48,100,000 and consisting mostly of condos, the typical advert has been online for 96 days.

I initially thought energy performance might separate the faster sales from the stale stock. Instead, condition seems more relevant: updated homes appear to attract buyers, but some unrenovated properties remain listed even after reductions. One well-presented older listing that is still sitting makes me unsure whether that explanation is enough.

Do recent completed sales show the same pattern? Neighbourhood and actual condition would be useful, along with when sellers usually start cutting the price. I would also like to distinguish homes that remain unsold from those withdrawn and advertised again. My next step is to compare completed transactions with the original listing history, particularly where financing or seller urgency may have affected the result.
