Berlin duplex listings: headline prices versus street-level reality

I’m trying to sense-check a small sample of Berlin duplex listings priced from €294,400 to €441,600. The typical listing has been visible for 119 days, but there is a noticeable split between properties that move quickly and stock that lingers.

My suspicion is that service charges explain part of the gap, though condition, exact neighbourhood boundaries, buyer financing and seller motivation may matter just as much. Withdrawn listings could also be making the visible supply look healthier than it is.

For people following Berlin closely: are recent completed sales actually supporting these asking prices? It would be useful to hear specific observations on new-listing volume, when price cuts tend to appear, and whether stale duplexes usually have high service charges, renovation needs or simply unrealistic sellers. Please mention the neighbourhood and approximate condition where possible, since a citywide comparison may be misleading.
