Berlin listings: the headline and the street-level picture (2 bed)

I’m trying to decide whether Berlin’s current two-bedroom supply represents a real buying opportunity or simply more stock I wouldn’t want at the asking price.

My notes cover listings from €618,200 to €927,400, mostly retail units. The typical listing in my sample has been visible for 27 days. There appears to be more choice, but not much I would actually buy.

My working theory is that rental regulation helps explain the split between properties that move quickly and those that linger, although condition, financing and seller motivation may matter just as much. For people following individual streets or neighbourhoods: are recent completed sales supporting asking prices, and when do price cuts or withdrawals usually appear? Please include the neighbourhood boundary and property condition, as broad Berlin averages are not very helpful here.
