The March 2025 snapshot suggests movement in Berlin mixed-use listings, but the sample definition is the immediate concern. It shows an indicative 99 days on market, a 3.4% rise in asking prices and apparent financing sensitivity around €611,800; none of these figures forms an official index.

The increase could reflect stronger pricing, or simply more expensive buildings entering the sample. For example, a property with one ground-floor shop and several flats may not be comparable with a mainly commercial building.

For the next version, please identify what qualifies as mixed-use and how relistings are handled. Inventory counts, completed transactions and neighbourhood splits would also help, provided each contribution includes a link to its source or is explicitly marked as a local observation.
 
I would not interpret the 3.4% until the sample is defined. Does “mixed-use” include buildings with one shop beneath flats as well as predominantly commercial properties? The €611,800 figure also needs a price-band split; otherwise a few cheaper or more expensive listings could move both the average asking price and the apparent financing sensitivity.
 
Completed sales would help, but they may not line up neatly with March listings because of the transaction timeline. I also disagree with treating €611,800 as a meaningful dividing line unless there is evidence that properties just above and below it behave differently. For now, 99 days is probably the clearer observation, provided withdrawn and relisted properties are handled consistently.
 
A useful next revision could show three separate tables: listing inventory at the start and end of March, asking-price changes for properties present in both samples, and completed sales by neighbourhood where evidence is available. Add the revision date and keep residential-led and commercial-led mixed-use buildings separate. That would make later monthly comparisons much less vulnerable to changes in property-type and price-band mix.
