Berlin monthly property snapshot — April 2025

Treating April as a genuine rise feels premature, but dismissing it as listing mix is not comfortable either without seeing how the sample changed. For Berlin new-build flats, the April 2025 figures I have are 93 days on market, a 1.3% increase in asking prices and a financing-sensitive point around €243,800.

The overlooked risk is that each number may describe a different group of properties. A shift in flat sizes, price bands or available inventory could move the headline without any comparable home becoming dearer. If anyone adds evidence, please identify whether it concerns active listings or completed sales, note the property type and neighbourhood, and include the observation or source date so later revisions do not get mixed into the April snapshot.
 
The price-band mix needs to come before any citywide conclusion. If more smaller or outer-district flats entered the sample, the €243,800 point and the +1.3% movement could be describing different groups of homes. Can you clarify whether the 93 days covers listings removed for any reason, or only properties identified as sold?
 
I would be even more cautious: new-build asking prices and completed-sale prices answer different questions. A developer can leave an asking price unchanged while adjusting other terms, so 93 days on market does not by itself show either demand or the eventual sale value. A neighbourhood split would help, but the first split should probably be by price band and flat size so changes in composition are visible.
 
A practical next version could use three separate tables: active inventory at the start and end of April, listings added or removed during the month, and any completed sales that can be matched by neighbourhood and property type. Keep asking-price changes separate from completed prices, state the sample definition, and date every revision. That would make the +1.3% figure easier to interpret without presenting it as a Berlin-wide index.
