I’m tracking Bogotá property listings from October 2025 and seeing a sharper split: renovated homes move quickly, while those needing work sit and receive price cuts. Well-presented country homes appear to be moving in roughly 93 days, yet the visible difference between asking prices and completed deals is close to 5.7%.

Does this point to buyers becoming more selective, or is it seasonal noise? I’d especially value completed-sale evidence or direct neighbourhood observations. Please say which area and property type you follow rather than applying citywide headlines to every segment.
 
The 5.7% figure needs unpacking before drawing a conclusion. Is it the difference between each home’s final asking price and sale price, or between original asking prices and completed deals? Price reductions make those two measures very different. Sample size and transaction volume also matter: 93 days across a handful of country homes would not establish a broader Bogotá shift.
 
I’d also resist grouping country homes with Bogotá’s urban neighbourhoods. They can have different buyers, condition expectations and marketing periods. October alone is too narrow to separate selectivity from seasonal noise, particularly if completed-sale records arrive late or are revised.

A practical next step is to keep separate tables by neighbourhood, property type and renovation condition, then compare original ask, last ask, sold price and days listed over several months. That should show whether the 5.7% gap is widening or merely reflects a changing mix of listings.
