I’m trying to sense-check a small sample of Bogotá listings priced from COP 1,820,000,000 to COP 2,731,000,000, mostly townhouses. The typical listing in my notes has been visible for 49 days, but the market looks split: some properties move quickly while others sit or disappear.
My working theory is that vacancy, condition and seller motivation may explain more than the headline price range, though neighbourhood boundaries and buyer financing could also be driving the difference.
For people following this segment locally, are recent completed sales supporting asking prices? It would be especially useful to hear where new-listing volume is rising, whether stale properties are selling after cuts or simply being withdrawn, and roughly when serious price reductions tend to appear.
