Boston retail property snapshot — October 2025

I’m assembling an October 2025 community snapshot for Boston retail units. The current indicative figures are 35 days on market, asking-price movement of +9.9%, and noticeable financing sensitivity around $900,000. These are discussion inputs, not an official index.

Before treating them as meaningful, I’d like to know how the sample is defined. Please add completed-sale evidence, inventory changes, neighbourhood differences, revision dates, or source links. Clearly labelled on-the-ground observations are also welcome.
 
The +9.9% figure needs the most clarification. Is that month over month, year over year, or a change within the active listings? A shift in the mix of price bands could produce a large movement without comparable retail units actually becoming 9.9% more expensive. Median and count of listings in the sample would help.
 
I’d also avoid combining all Boston retail units into one 35-day figure. Neighbourhood and property-type mix could make that number misleading, especially if a small number of listings around $900,000 dominate the sample. Completed prices and days to completion would be more useful than asking data alone, although they may lag the October snapshot.
 
Agreed on separating the measures, though asking data still has value as an early indicator. A practical update could show active inventory, new listings and removals by neighbourhood and price band, then place completed sales in a separate lagging section. Add the date each figure was retrieved or revised; otherwise later comparisons may mix different versions of the October data.
