Buenos Aires country homes: is +1.7% meaningful after 11 days?

The main constraint is that I cannot get a reliable view of local supply, especially when listings disappear without a clear outcome. Against that background, I’ve been reviewing Buenos Aires country homes priced from ARS 180,300,000 to ARS 270,500,000. The sample shows movement of about +1.7% and a median marketing period near 11 days, but differences in condition make the average difficult to interpret.

Do buyers gain leverage when fresh stock arrives, or do they usually abandon one negotiation for another property? I’d also like to know when reductions tend to appear and how often withdrawn homes return. Seller motivation and financing matter, but neighbourhood and physical condition seem harder to correct after purchase, so I’m particularly interested in completed examples that control for those two factors.
