I keep hearing “wait for prices to fall,” but during my search rent and borrowing costs have also moved. I can afford a suitable coastal home around Lisbon now, although it is not cheap by historical standards. I’m deciding between proceeding within a firm budget or renewing my rental and hoping for a better market. For those who waited or bought, which personal thresholds were more useful than trying to predict the next move? Please keep Portuguese legal requirements separate from choices about personal risk tolerance.
 
I would base it on whether the full monthly cost remains comfortable after a bad surprise, not on a crash forecast. Keep a cash reserve and decide how long you would realistically stay. Separately, have the transaction steps and legal obligations confirmed by an independent professional familiar with Portugal. What dates are behind the “historical” comparison you are using?
 
Also, are you comparing asking prices or completed sales? Coastal Lisbon is too specific for a broad national trend to settle the decision, especially if few comparable homes changed hands. Thin transaction volume can make one quarter look dramatic. I’d want several genuinely similar properties and would note whether the figures contain seasonal noise.
 
That is fair, but I would not let imperfect sold-price data become another reason to wait indefinitely. Beatriz already has an affordable candidate. The practical test is whether its price makes sense against nearby alternatives now, followed by negotiation. Any policy change or revised market series could alter the narrative later without changing whether this particular home suits the budget.
 
Waiting can still be a plan if it has rules. Set a maximum purchase price, maximum ongoing housing cost, minimum reserve after completion, and a date for reconsidering. Then compare the cost of another rental period with the value of flexibility—not just with a hoped-for price fall. Before committing, get the Portugal-specific legal and tax position clarified; after that, the remaining decision is mainly your tolerance for debt, maintenance surprises and moving again.
