Buyer withdrew late—what would you change before relisting a 4-bed?

Relisting the 4-bed immediately might preserve some buyer interest, but it also leaves little time to strengthen the file. Pausing would allow us to update the presentation and paperwork, though a longer absence from the local market may create its own questions.

The previous deal ended when the buyer’s funding failed. The inspection had not caused the collapse, but new buyers will still want an explanation. Before going back on the market, should the priority be fresh completed comparables, clearer financing evidence or tighter offer terms? For example, I might prefer a slightly lower offer backed by stronger proof of funds and a firm response deadline over a higher but uncertain one.

I also want to revisit deposit protection, appraisal-gap risk, and the wording covering inspections and repair credits. Which of those would you address first, bearing in mind that the available terms depend on the local jurisdiction?
