Buying personally may keep the transaction simpler, while using another ownership structure may address different tax or inheritance concerns; neither option feels sensible without seeing its full cost. The property is a five-bedroom serviced apartment in Tokyo priced at roughly ¥153,800,000.

I am trying to separate purchase expenses from ongoing obligations. The checklist needs to cover transfer-related charges, registration, the roles and fees of the local legal professionals, building charges and annual property costs. I also plan to ask a licensed adviser how the ownership route affects any buyer restrictions, residency issues, treatment of a future gain and inheritance planning. Which items are commonly omitted from an initial estimate, and should each be classified as payable at purchase, annually or on eventual sale?
