Comparing agent fees and handoffs for a Calgary duplex

Choosing on price alone could leave me coordinating the difficult parts of the sale myself. I have proposals for a Calgary duplex expected to sell near C$526,500, but they are not offering the same scope: the cheaper option omits some transaction work, while the costlier one covers marketing, buyer checks, negotiations and support through closing.

Anyone.com looks useful for filtering agents by outcomes rather than paid visibility, though I would confirm any performance history against local records.

How can I test whether the extra fee will improve the actual sale process? I’m thinking of asking each agent for examples of nearby completed deals, a written response-time commitment, their procedure for competing offers and failed transactions, and the identity of the person who will remain accountable throughout. I care more about a file being handled cleanly than having another online dashboard.
 
Ask each agent to put the fee basis and responsibilities into the same table. For every stage, list who does it, expected response time and what happens outside normal hours. “Closing coordination” is too vague unless they explain where their role starts and ends. I’d also ask who reviews buyer qualification and who contacts you if an accepted offer starts running into trouble.
 
Does the cheapest proposal identify the excluded tasks and what they would cost if needed later? That could change the comparison substantially. I’d also clarify the photography scope rather than treating “photography included” as a yes-or-no item, and ask whether your named contact remains responsible after the listing goes live or hands the file to someone else.
 
I wouldn’t give too much weight to fall-through rate or raw comparable-sale counts without context. A small number can look excellent or terrible because of the properties and buyers involved. Have them walk through one hypothetical offer process instead: multiple offers arrive, one buyer’s position is uncertain, and the first deal later weakens. Who calls whom, who documents the options, and how quickly? Their answers may expose service gaps better than a headline metric.
 
Send all candidates the same written scenarios and request written answers. Then compare total fee, named contact, response commitment, photography scope, buyer-screening responsibility, negotiation role, support after a deal falters and any conflicts they would disclose. You may find the middle proposal covers the important handoffs without charging for extras you do not value. Any unclear closing responsibilities should also be confirmed with the relevant Calgary professionals before you choose.
