Comparing agent fees and service scope for a €713,000 Lyon studio

The proposals are harder to compare than their fee percentages suggest. My concern is paying less to sell a Lyon studio worth around €713,000, only to discover that important work is excluded or passed between people.

The more expensive agent offers photography, screening of prospective buyers, negotiation and coordination through closing. I want each firm to state the fee basis, extra charges, who manages enquiries and offers, and what happens if an accepted deal falls through. How would you turn claims about quick replies, suitable comparables and buyer checks into commitments that can actually be assessed in writing?
 
Start by making the fee basis comparable: same expected sale price, clear tax treatment, and a list of included and separately charged work. Then ask who answers enquiries, who conducts viewings and who takes over once an offer arrives. “Full service” means little if the named agent disappears after listing. For comparables, ask why each property is genuinely comparable to your studio, not simply whether it sold nearby.
 
One missing fact is the contract structure. Does the cheaper proposal restrict you differently or charge for photography and other work if the studio does not sell? Also ask every agent to describe the offer process in sequence: buyer qualification, written presentation to you, negotiation, and communication after acceptance. Their answer should identify responsibilities and expected response times.
 
I wouldn’t give fall-through rate much weight by itself. A low number can reflect selective instructions, easy properties or how the agent records an aborted discussion. Ask instead for a concrete explanation of what they do when financing, paperwork or buyer commitment becomes uncertain. I’d also separate photography from the more valuable question of distribution and enquiry follow-up; polished images do not compensate for slow handling.
 
Put the proposals into one table and send each agent the same gaps to complete. Include the fee at €713,000, photography deliverables, enquiry response commitment, qualification questions, viewing contact, offer procedure, post-offer coordinator, extra charges and conflict disclosure. Then request the relevant contractual wording rather than accepting emailed summaries. You may still choose the higher fee, but you’ll be choosing specific responsibilities rather than an undefined premium package.
