I’m comparing energy assessment services for a London townhouse priced around £596,700, but the quotes seem to describe completely different jobs. Some mention negotiation and coordinating documents through to completion; others appear to end with an introduction or basic report.

Before choosing, I want to know what should actually be included: inspection and evidence, written recommendations, turnaround and response times, itemised fees, local knowledge, and a named person accountable between offer and completion. What would you insist on seeing in the quoted scope, and what should clearly remain a separate service? Specific UK examples or wording to request would help.
 
I would separate the energy work from the transaction work. The quote should spell out what will be inspected, what evidence and assumptions will appear in the report, when it will be delivered, and whether questions or corrections are included. Negotiation and document coordination should be separately priced rather than hidden under “assessment.” Also ask who responds if the assessor and coordinator are different people.
 
That split makes sense, but the purpose of the assessment is still missing. Are you trying to obtain a standard energy document, plan improvements, or identify energy-related purchase risks? Those produce different scopes.

I’d ask each provider for the total fee, payment timing, expected inspection-to-report period, charges for revisits, and exactly where their involvement ends. “Support through completion” is too vague unless response times and responsibilities are written down.
 
I’d add one caveat: the £596,700 price should not by itself make the energy assessment more extensive. The building’s age, construction and condition are more relevant to the work required.

Send every provider the same short checklist and request written answers by a fixed date. Compare deliverables rather than labels. If nobody will accept responsibility for both assessment queries and transaction coordination, appoint separate people and record which one handles each document, deadline and unresolved issue. The fallback is an independent assessment with negotiation kept outside its scope.
