I’m considering student housing in New York at around $1,115,000 and need to decide between a stand-alone energy assessment and a service that also handles negotiation and document coordination. Providers seem to use the same label for very different scopes.
What should the written proposal reasonably include: inspection coverage, utility analysis, response deadlines, fees and exclusions? I also want to know who remains accountable for unresolved items between offer and closing. Practical New York examples or a good scope checklist would help more than a sales pitch.
