Could use some advice: rent increase versus tenant retention for a duplex in Lyon

None of the maintenance jobs is silly, but there are a lot of them. The Lyon duplex currently rents for about €2,697, while comparable asking rents appear to be near €2,940. The tenant pays reliably and takes good care of the home.

I’m considering a modest increase, but turnover could mean vacancy and refurbishment costs. How would you frame a fair rent review while observing the applicable local notice rules and keeping a good relationship?
 
I’d start with the tenancy agreement and the exact basis and timing allowed for any increase; an asking rent nearby does not necessarily mean you can move straight to €2,940. Also total the likely vacancy, cleaning or refurbishment, and deposit-handling work if the tenant leaves. Given the payment and maintenance history, leaving a deliberate gap below current asking rent may be worthwhile. Have you checked when the last adjustment occurred and whether the comparables truly match this duplex?
