Delhi market check: 1.9% movement and 51 days on market?

I’m deciding whether to bid now or wait on Delhi condos priced from ₹61,120,000 to ₹91,680,000. The local snapshot shows 1.9% movement and roughly 51 days on market, but negotiated discounts seem to change sharply with property condition.

My working theory is that maintenance and required repairs explain more of the spread than headline demand or seasonality. Agents are giving conflicting answers. Does that fit what others are seeing? Please include the Delhi neighbourhood, whether it is a condo or another property type, and ideally recent completed sales rather than asking prices.
 
I wouldn’t extend that conclusion to India generally, or even all of Delhi. Neighbourhood boundaries and the mix of new versus resale condos could distort both the 1.9% movement and the 51-day figure. Does the calculation count withdrawn listings, relisted homes, or only properties that completed? Also, are price cuts happening early, or mainly after sellers have already waited several weeks?
 
Condition may matter, but it can also be a convenient explanation for discounts actually driven by seller motivation or buyer financing. A well-maintained unit with an inflexible seller might sit longer than a tired unit priced to move.

I’d separate the sample by neighbourhood and property type, then compare completed prices, first price-cut timing, and withdrawn stock. Without that, “51 days” could describe very different markets and doesn’t settle the seasonal question.
