Do 95-day Montreal listings have real negotiating room?

The Montreal listings I’ve saved are behaving very differently. Retail units asking roughly C$1,058,000 to C$1,588,000 are reaching about 95 days on market, yet properties with a clear picture of the building reserves seem to move on another timeline.

Does 95 days now translate into meaningful negotiating room, or is it mostly a property-specific issue? I’m particularly interested in recent completed sales where the final price differed from the public asking history.
 
Ninety-five days can create leverage, but it does not prove the seller will accept less. I would separate listings that sat continuously from those withdrawn and returned with a new price, because the visible days may hide a longer marketing period. Price-cut timing also matters: a recent reduction may mean the seller wants to test that figure before considering another concession.
 
Are these commercial condo retail units, and are they concentrated in one neighbourhood? A few blocks can change the comparison, while condition, reserve information and buyer financing can narrow the pool independently of price. Completed sales will only be persuasive if those details are reasonably similar.
 
The new-listing count may be the missing piece. If similar units keep appearing, a seller at 95 days is competing with fresher stock and may have more reason to deal, especially where buyer financing is already limiting demand. With few alternatives, the same seller may be content to wait. I would give more weight to a sequence of reductions, withdrawals and relistings than to the visible days figure alone.
 
Build a small table rather than grouping the whole C$1,058,000–C$1,588,000 range together: neighbourhood boundary, condition, original ask, each price-cut date, withdrawal or relisting, reserve clarity, and completed price where available. Then ask why each unsold unit remains. A financing problem points to a different offer strategy than poor condition or an unmotivated seller. Any offer should reflect those specific issues, not a standard discount for 95 days.
