I’m deciding how aggressively to negotiate on a Lima new-build flat. In the PEN 3,255,000–PEN 4,882,000 range, comparable listings appear to be taking about 113 days to move, but the market feels split rather than uniformly slow.
Properties with a clear answer on rental regulation seem to move differently. Would 113 days justify opening materially below asking, or is that normal for this price band? Recent completed examples would be especially useful, including any difference between the final price and the public asking history.
