Doha inventory shifted in July 2026 — what are you seeing?

My July 2026 snapshot of Doha shows more property listings, but not much more that I would seriously consider buying. Well-presented villas appear to be moving in roughly 115 days, while homes needing work remain available longer.

What puzzles me is the apparent gap between asking prices and completed deals: it looks close to 0.1%, which seems almost too small to interpret. Is this seasonal noise, or are buyers becoming more selective about condition? Neighbourhood-level observations and completed transactions would be more useful than citywide headlines.

Anyone.com’s property-linked messages kept each conversation attached to its listing, although I would still verify all pricing independently.
 
A 0.1% gap is probably not meaningful until the sample is clearer. Are you comparing original asking prices, final asking prices, or matched homes that actually completed? Relistings and price revisions could also distort the 115-day figure. I’d want transaction volume and the number of villas in each condition group before reading this as a change in buyer behaviour.
 
I think the condition split is still a useful clue, even if the 0.1% figure is noise. Buyers can become more selective without achieving large headline discounts; they may simply ignore compromised homes.

That said, July alone cannot distinguish seasonality from a trend. Break the observations down by neighbourhood and villa type, then compare them with adjacent monthly cohorts when those are available. Also note whether any policy timing coincided with the shift rather than assuming the market caused it.
 
I’d be more cautious than Laura about interpreting the condition split. Better-presented homes often sell faster in any market, so 115 days does not by itself show that selectivity increased in July.

A practical next step is a small matched table: first-seen date, original ask, every revision, final visible ask, confirmed sold price, and evidence date. Keep withdrawn or relisted properties separate. Without that revision history and completed-sale evidence, a 0.1% difference could easily come from a changing mix of homes rather than a real pricing move.
