The tempting conclusion is that Doha buyers became more selective in November 2024, but I am hesitant to read that much into one month. Well-presented country homes appear to have taken about 75 days to move, while those requiring work stayed on the market longer. A separate comparison suggests a gap of roughly 10.8% between advertised figures and completed prices.
That gap would mean something if it came from the same properties. If it instead compares two broad averages, a change in location, size or condition could explain much of it. The 75-day measure could also be distorted by relisting or by which transactions happened to complete before the November cut-off.
Has anyone seen matched-property evidence or neighbourhood observations that support a genuine pricing shift? I would also keep flood exposure separate unless it can be linked to comparable homes in specific locations. Any relevant policy or administrative timing around November would be useful context as well.
