Dubai newcomer comparing detached-home asking and completed prices

Detached-home asking figures are easy to find; reliable comparisons with completed prices are my concern. I am a seller in Dubai and have also been reading about transaction costs, legal checks and the methods people use to assess property in different markets.

My immediate interest is a current sale, although I would like to build a sounder investment model for later decisions as well. For UAE research, which section or market-data threads would give me the best starting point without mixing unlike properties?
 
My preference would be to use the UAE board first, with one obstacle: broad Dubai figures will not tell you much about a particular detached home. Fix the area, property type and time period before gathering advertised and completed prices.

That gives you a cleaner price comparison, but it still leaves the wider transaction risk. Record the expected costs and relevant legal-checklist questions alongside each comparable, then decide whether the exercise is for pricing this sale or modelling a later purchase. The emphasis will differ even if some of the data overlaps.
 
Are you mainly trying to price a current sale, or build an investment model for a later purchase? The useful reading order changes. For a live sale, comparable completed transactions and likely costs matter first. For a possible purchase, I’d also want mortgage comparisons, renovation assumptions and a clear plan for property management.
 
Condition is the test I would set before adding any completed price to the model. Location and sale date may look close, yet a renovated home and one needing substantial work are not interchangeable.

Write a short rule for what qualifies as comparable, including exact area, condition, timing and renovation needs. Then grade each candidate against it. A smaller set you can defend is more useful than a polished spreadsheet filled with weak matches, especially once purchase costs and future work are added.
 
Once the comparable rules are written down, the next question is whether the available evidence actually meets them. Post one anonymised detached-home example on the UAE board, showing the advertised figure, completed-price evidence, condition, date and each transaction-cost assumption.

That lets members test the model rather than send you towards general reading. Check the source and timing of the completed figure yourself, and keep legal or mortgage questions in separate threads where the transaction details can be stated clearly.
