Finding completed comparables below the seller’s target changed how we view this Munich duplex. The requested figure is close to €565,800, and competition may push bids higher, but we cannot cover an open-ended difference if the lender values it lower.

We are considering a defined appraisal-gap commitment of up to €32,200. Is that likely to be more sensible than lowering the offer or keeping the valuation protection intact? Inspection rights and the deposit position if funding falls through also matter to us, so we do not want a stronger-looking bid that creates exposure we cannot manage.

The deadline is close, but I would rather establish the comparable range and ask what the seller values besides price before changing the terms.
 
I would not promise an open-ended gap. If €32,200 is genuinely the most cash you can add without affecting repairs, reserves or closing costs, make that the hard ceiling and keep the financing terms clear. Before submitting, have the lender confirm how a low valuation would affect the loan. The exact condition and any deposit consequences need to be checked for the German transaction.

I would not automatically lower the headline offer. If the seller mainly wants price certainty, financing proof plus a defined gap may be more persuasive than a lower bid with broad conditions. Ask what matters to the seller and whether the deadline is firm.
 
I’m more cautious than evae. Even an affordable gap can become uncomfortable if the inspection produces repairs and the seller refuses credits. Set one total cash limit covering the valuation shortfall, repairs and transaction costs—not separate maximums that could all hit at once. Then compare your proposed price against the completed examples and walk away if the numbers only work with a generous valuation.
