If you've bought at least one property, share the single thing you wish someone had told you before your first purchase. Not generic advice — the specific thing that would have actually changed what you did.
Beginners: no stupid questions is the rule of this board, so if any reply raises a question, ask it right in this thread.
I'd especially love answers to be practical: the inspection you'd never skip again, the budget line everyone forgets, the emotional trap that made you overpay, the professional who was worth every penny (or wasn't).
