First-time buyer
Closing exposed how much coordination happens after an offer is accepted. My main concern during the final week was simply working out who owned the next task.
The Manila country-home purchase is now complete, following several unsuccessful offers and a document stage that took more time than anticipated. Those rejected bids were not wasted: each one made my limits on price and terms clearer.
Keeping money aside for the period after closing also proved important. Moving, property tax, inspection items, early repairs and miscellaneous fees can cluster together, so putting every available amount into the purchase would have left very little flexibility.
For other first-time buyers, where did the handover become difficult? Was it lender timing, documents, payments, repair planning or coordinating the move? I would be interested in the one step you would organise earlier if doing it again.
