Finally closed on a duplex in Abu Dhabi

The final document deadline arrived before the moving plan and lender timing were properly aligned. That was the last trade-off in a purchase that involved several unsuccessful offers, but I now have the keys to the Abu Dhabi duplex.

The main lesson was not to treat completion as the point when spending stops. Inspection items, repairs, moving expenses, possible energy improvements and fees that were not obvious at the start all drew on the same remaining cash. Keeping a reserve after closing mattered more than making the purchase budget look perfectly efficient.

I also learned to assign every post-acceptance task to a named person with a date. If the lender, paperwork and move can follow one schedule, the final week is manageable; if they cannot, either the timeline or the moving arrangements need more room. Even the rejected offers helped by showing what to change on the next attempt.

What caught other first-time buyers off guard after acceptance: an inspection finding, a late charge, or a delay between documents and keys? Did you respond by increasing the cash reserve, extending the schedule, or both?
